The maintenance plan involves two check-ups, one in the fall to ensure your heating system is ready for winter and one in the spring to ensure  the air conditioning system is ready for the hot Virginia summer.  The checkups cover the following items:

Fall Checkup

  • Clean burners
  • Adjust gas pressure
  • Check and adjust pilot operation
  • Lubricate all moving parts
  • Check and tighten all loose electrical connections
  • Check and test safety controls
  • Adjust air flow for proper temperature rise
  • Check thermostat
  • Monitor furnace cycle
  • Check for cracked heat exchanger
  • Make recommendations for system improvements

Spring Checkup

  • Inspect cooling coil (if applicable)
  • Check primary and secondary drains
  • Adjust and clean blower components (if needed)
  • Clean and check condenser coil
  • Lubricate all moving parts (where applicable)
  • Clean and tighten all loose electrical connections
  • Check operating pressure for proper refrigerant change
  • Monitor voltage and amperage draw on all motors
  • Monitor air conditioning cycle
  • Check that freon levels are accurate
  • Check that drains are working properly
  • Check that filters are clean
  • Check that amperage and electrical connections are accurate
  • Check that DELTA T is within 15-20 degree range

Maintenance Plans for Commercial Customers

We recommend that commercial HVAC units be serviced once every 3-4 months to prevent critical failures of the bearings.  We customize our commercial HVAC maintenance plans depending on the needs of the client, but they typically include the following items:

  • Checking to make sure that units are in proper working order
  • Checking freon levels
  • Inspecting belts
  • Inspecting drains
  • Inspecting/replacing filters
  • Cleaning burners
  • Adjusting gas pressures
  • Checking and adjusting pilot operation
  • Lubricating all moving parts
  • Inspecting and tightening any loose electrical connections
  • Checking and testing safety controls
  • Adjusting air flow for proper temperature rise
  • Inspecting the thermostat
  • Monitoring the furnace cycle
